Post-closing service
Closed loan and title files scanned, split, labelled by document type and stacked in the exact order each lender, investor or custodian requires — so every file is easy to find, review and deliver.

Overview
A closed loan file can run to hundreds of pages: notes, security instruments, disclosures, title documents, appraisals, riders and affidavits, often scanned in whatever order they came off the closing table. Before anyone can review, ship or audit that file, someone has to make sense of it.
Our indexing and stacking team splits each scanned package into individual documents, labels every one by type, and arranges them in the stacking order your lender, investor or custodian specifies. The finished file goes back into your system named, bookmarked and ready to use.

In depth
Once a loan closes, its file starts a second life. It is reviewed in post-close QC, boarded onto a servicing system, shipped to an investor or custodian, and pulled again for audits, repurchase requests and borrower questions. Every one of those steps is faster when the file is complete, labelled and in a predictable order.
Indexing is the labelling: identifying each document and tagging it by type, date and borrower. Stacking is the ordering: arranging those documents in the sequence a lender or investor expects to see them.
A well-stacked file answers questions before anyone has to ask them.
Closing packages are often scanned in one pass, in whatever order the pages were signed. The result is a single long PDF with no bookmarks, no names and no way to tell at a glance whether the note, the rider or the final Closing Disclosure is there. Reviewers spend their time hunting for pages instead of checking them. Investors return files for missing or out-of-order documents. Months later, an auditor asks for one affidavit and someone pages through four hundred images to find it.
Our team splits each package into individual documents and indexes every one by type. We then stack the file to the client’s own checklist — whether that is a lender’s shipping order, an investor’s delivery requirements or a custodian’s collateral list. As we stack, we compare the file against that checklist and flag anything missing, duplicated, unsigned or illegible, so your team can resolve it before the file moves on.
The finished file is named to your conventions, bookmarked by document and uploaded to your document management or loan platform.
Because every file follows the same rules, your reviewers, QC staff and shipping team know exactly where to look. And because our team works 24/7, month-end and quarter-end spikes in closed files don’t turn into weeks of backlog.
