Closing service
Loan Estimates and Closing Disclosures prepared from lender instructions and approved loan data, with every fee checked against source documents and the CD compared line by line to the LE.

Overview
The Loan Estimate and the Closing Disclosure are the documents a borrower reads most closely. Every fee, escrow figure and cash-to-close number has to be right, and the two forms have to tell the same story — or the change has to be explained.
Our team prepares both. We enter or update the loan information, build the LE from the lender’s instructions, prepare the CD from the approved loan and closing data, and verify every fee against its source. Then we compare the CD with the LE, review changed circumstances, and deliver the finished disclosure through your approved system.
How it works
Every disclosure follows the same path, so figures are entered once, checked twice and delivered on time.
Loan information is entered or updated in your system.
The LE or CD is built from lender instructions and loan data.
Every fee, tax and insurance figure is checked against its source.
The CD is compared with the LE and changed circumstances reviewed.
The document is generated and distributed through your approved system.

In depth
The Loan Estimate gives the borrower an early picture of the loan’s terms and costs. The Closing Disclosure confirms the final figures before signing. Together they are the borrower’s clearest view of the transaction, and the most closely regulated documents in it.
Because the borrower compares one against the other, accuracy is not only about each form being correct. It is about the two forms agreeing, and any difference being explained.
A disclosure is only accurate if the LE and CD tell the same story.
Fees change late. A recording charge is updated on the invoice but not on the CD; an escrow figure is carried over from an old file; a changed circumstance is never documented. Each error can mean a re-disclosure, a delayed closing or an unhappy borrower — and in busy months, the people preparing disclosures have the least time to check them.
Our team follows a twelve-step checklist on every file. We enter or update the loan information, prepare the LE from lender instructions and the CD from approved loan and closing data, and enter every lender, title, recording, tax and insurance figure. Each fee is verified against its source document, escrow and cash-to-close are recalculated, and the CD is compared with the LE so any change is identified and reviewed before the disclosure is generated and distributed.
Disclosure volume follows the market. With a team working 24/7 and pricing based on files delivered, you can absorb a refinance wave without hiring and training temporary staff — and keep the same standard of review on every file, however busy the month.
