Title agencies
Add examination capacity without hiring, and keep commitments moving in busy months.

Pre-closing service
Experienced examiners review the search package, establish the vested owner, trace the chain of title and examine every lien and encumbrance — then hand you requirements and exceptions ready for the commitment.

Overview
A title commitment is only as reliable as the examination behind it. Someone has to read every deed, mortgage, judgment and easement in the search package, decide who really owns the property, and spot the gaps, unreleased liens and errors that could cloud title.
Our examiners do that work every day — more than 4,000 examinations a month. They follow a consistent checklist on every file, write the requirements needed to clear each issue, and escalate anything complex to a senior examiner or underwriting counsel.
How it works
Every examination follows the same structured path, so nothing in the search package is skipped.
The abstract or search package is reviewed in full.
Ownership is confirmed and the current vested owner identified.
Deeds are reviewed and the chain of title checked for gaps.
Liens, easements, restrictions and the legal description are examined.
Requirements and exceptions are written for the commitment.

What's included
Each examination covers the same ten checks, so the result is consistent whichever examiner works the file.

In depth
The search tells you what is on record. The examination tells you what it means. An examiner reads every instrument in the package, works out who holds title today, and decides which matters must be cleared before closing and which will simply be listed as exceptions on the policy.
That judgment is what an underwriter relies on when it insures the transaction. A missed lien or a broken chain does not disappear at closing; it becomes a claim later.
Good examination is also about consistency. Two examiners looking at the same file should reach the same conclusion and write the same requirements. That only happens when every examination follows the same checklist, the same standards for exceptions and the same rules for when to escalate — which is exactly how our teams are trained.
The search tells you what is on record. The examination tells you what it means.
When examiners are stretched, the checklist gets shorter. An unreleased mortgage is assumed paid, a probate gap is overlooked, or a legal description is copied forward without being compared to the deed. These errors are rarely visible on the day the commitment issues — they surface months later as curative work, delayed closings or policy claims.
Our examiners follow the same structured review on every file: search package, vesting, chain of title, mortgages, judgments and tax liens, easements and covenants, legal description, and defects such as gaps, unreleased liens and probate issues. They then determine the requirements needed to clear each issue and prepare them for the commitment. Anything outside the normal pattern is escalated to a senior examiner or underwriting counsel.
Examination volume rises and falls with the market, but hiring and training examiners takes months. With more than 4,000 examinations completed every month and teams working 24/7, we absorb those swings for you — and because you pay for files delivered, you are not carrying extra headcount when volume falls.
