Overview

Every lien paid and released.

Before a property can change hands, every existing loan has to be paid off — and every lien that was paid, now or years ago, has to be released on record. Both jobs mean chasing lenders who each have their own forms, authorizations and timelines.

Our team handles both. We call financial institutions and order payoffs on your behalf, knowing what each one requires, such as the borrower’s authorization. We then clear previously paid-off liens before closing and obtain the documents to release liens paid off at closing.

  • Payoffs ordered directly from each financial institution
  • Borrower authorization and lender requirements handled
  • Previously paid-off liens cleared before closing
  • Release documents obtained for liens paid at closing

How it works

From payoff request to released lien.

The same process runs on every loan, so nothing is left open on title after the closing.

In depth

Why payoffs and releases deserve an owner.

Where payoffs and releases fit

Almost every purchase and refinance pays off at least one existing loan. The closing needs an accurate payoff figure from each lender, and once funds are sent, the lender has to record a release so the old lien disappears from title. If either step is missed, the new owner or lender inherits a problem.

Payoff ordering happens before closing; lien release tracking continues well after it. That split is exactly why releases are so often forgotten.

A lien paid at closing is not cleared until the release is on record.

What goes wrong without it

Every financial institution has its own process. Some return a payoff within hours; others take more than a week, and many refuse to release information without the borrower’s signed authorization. When payoffs are ordered late, closings slip. When releases are not tracked, paid-off loans stay on record for years and resurface as curative work on the next sale or refinance.

How our process prevents it

Our team orders payoffs on your behalf as soon as open loans are identified, with the borrower authorization and lender-specific requirements already in place. We follow up until each statement arrives — typically between 2 hours and 10 business days, depending on the institution. After closing, we track every release until it is recorded, and we clear previously paid-off liens from title before the next file closes.

Pre-closing and post-closing, one service

Because we handle both sides, nothing falls between teams. The same people who ordered the payoff confirm the release, so you get clean title at closing and a clean record afterwards — without your closers spending their days on hold with lenders.

For servicers and lenders, the same team can work through a backlog of paid-off loans, confirming which releases were recorded and chasing the ones that were not.
